TIAA/Nuveen headquarters is located in the heart of midtown Manhattan, close to Grand Central Station between 45th and 46th street. The 220k sq.ft. renovation occupies seven floors, levels 3 through 9, in a 28 story building. The overall budget - $100M.

The design intent was guided by three anchoring concepts: creating a place worth coming to, meeting the needs of a diverse clientele, and supporting ever evolving needs of patrons. This was achieved this by creating a range of environments within the space: a conference center that draws different groups of people together for formal or informal activities; a pantry space where employees congregate, eat, drink and socialize; a signature staircase that enablesease of movement and greater connectivity while fostering informal interactions that strengthens the sense of community; and a variety of work settings to support daily functions and changing workplace needs.
